My husband and I were faced with a foreclosure date of April 27, 2010. After a failed loan modification attempt and numerous short sale experts telling me that it was too late for a short sale, our realtor Beth Rook introduced us to Brian Gromley.  That date was April 19th.

Brian explained very clearly the entire process of a short sale and his confidence in his success helped boost my own. I remember saying to him, “we are due to foreclose on the 27th and the lender will not agree to a short sale”.  Even under those conditions, Brian felt that a short sale was a good alternative for us. While I was doubtful, his push at giving this a try and not losing our home to a foreclosure was just too overwhelming to walk away from. We felt so relieved from Brian’s confidence at being successful that we no longer had sleepless nights.

April 21, 2010 about 8 pm our home went up for sale (without a sign) on April 22, 2010 I received a call that we were starting to get offers on our home. The Lender was not very forthcoming with Brian, who is dedicated to the point that while at a doctor’s appointment with his children he was still negotiating with the lender.  On the evening of April 23, we received our letter of acceptance for the short sale. We could not believe it! Everything that Brian said would happen did, and in the exact order.

There should be more people in the world like Brian – we didn’t pay any money upfront or out of pocket. I was surprised by that as well, so many of the companies out there now willing to help ask for a fee first and/or do not want the headache of hard work. While I am not sure, it seemed that he welcomed the challenge. Either way – I feel that God brought Brian Gormley to my family and me. I am unsure of where we would be now if it was not for his dedication to his work.

This is a letter of referral following our association with Mr. Brian Gormley at Cornerstone Properties and Financial Services, LLC. My husband and I contacted Brian Gormley directly in March 2009, after some mortgage loan modification roadblocks presented to us by our lender. Since Brian Gormley was BOTH an attorney and a real estate broker, we felt that he was a proper person to explain our options in this scenario. Our lengthy initial conversation with Brian left us very comfortable and confident in his expertise in this arena, as he suggested we begin the short sale process on our home.

Once we began the short sale process, each conversation we had with Brian was clear, concise and direct, definitively helping us to navigate the short sale path. Once we started the process, we needed to list and sell our home to present a buyer to our lender, for them to approve the short sale. As we did not have a realtor of our own, Brian referred us to one of his realtors who himself had experience with the short sale process, Eddie Johnson. Eddie contacted us directly, came out to meet with us and view our home to handle the listing items, i.e., pricing, showing options, MLS descriptions, and to take photos of our interior. Eddie handled the listing, the viewings, and interacting with the other realtors, which ultimately got a buyer for our property. Once this was done, Brian again took the reins to get our lender to “approve” our short sale buyer. As this process was getting completed, Eddie worked with us to discuss our desires for a new home, in terms of specs, location, price, etc. and worked diligently with us to get us to see multiple properties. Each meeting with Eddie was a pleasant one – he knew the concerns that we had about the process, the pros and cons of the homes that we were viewing and the school systems themselves also, as we had a teenager to consider with our move as well. Once we received our short sale approval, Eddie helped ensure that we were able to locate our new property to be in accordance with the settlement timeline.

All-in-all, our association with Brian Gormley, Eddie Johnson and Cornerstone properties and Financial Services, LLC was much more pleasant, less painful and less stressful an experience e than we could have imagined, as Brian Gormley definitely did as he promised, to shepherd us through the entire short sale process, taking us from distressed to blessed, and in our new home!

I have been working with Yvonne in my search for my first home since April 2009. To say that I am a satisfied customer is an understatement. I had suffered multiple hardships and privation in the last 5 years and I no longer could pay my mortgage. I could no longer bear further emotional or financial burdens and I found myself in despair.

I was referred to Brian Gormley by another agent with a different company who after talking with him for 2 months turned me away because he said he didn’t think he could make a profit from selling my house. From the moment I first spoke with Brian Gormley, he gave me hope and assured me that he would see things through and do everything he could in his power to help me, however there were no guarantees that my house would sell.
